What a mineral deed is
A mineral deed is the instrument that grants, bargains, and sells oil and gas minerals (or a described slice) to a grantee. After it records in the county or parish, the buyer is on title. That is why unsolicited packets include a mineral deed already filled in: the letter is a close, not a conversation.

- Granting clause — grant, bargain, sell. That is a conveyance of oil and mineral rights.
- Legal description — survey, abstract, or section-township-range. Match it on the oil and gas map before you assume the county line on the envelope is the tract.
- Reservations — depths, royalty retained, or “except the well in unit X.” Silence usually means you keep little.
