What Royalty deed / NPRI means
Royalty deed / NPRI is a conveyance of a royalty slice. NPRI means non-participating royalty interest: you get (or sell) a share of production, typically without executive rights, bonus, or delay rentals. It is still a sale. Recording it is still hard to unwind. The cash line on the cover letter is a separate question from what the granting clause actually moves.
Buyers mail a filled-in royalty deed next to a mineral deed and call the stack mineral deeds. Read which instrument you are signing. A lease parks the right to drill for a term. Copies of the Royalty deed / NPRI — plus a recent stub if you have one — are enough to start. Do not notarize their form because it says “royalty only.” That language still conveys whatever royalty you own. We do not promise to beat every letter.
How a royalty deed differs from the other papers
- Mineral deed — typically sells fee minerals: executive rights, bonus, royalty, unless reserved. See mineral deed.
- Royalty deed / NPRI — sells a slice of the lessor’s royalty, usually without the right to lease. The interest often survives a lease expiration if it was carved from the mineral estate.
- Assignment of overriding royalty — a slice carved from a working interest. It usually lasts only as long as the burdened lease. That is not an NPRI.
- Lease — bonus and a term right to produce. Signing a royalty deed is not “just leasing.”
What to read twice on a Royalty deed / NPRI
- The fraction — of 8/8, of the lease royalty, or of “all my royalty in X County.” Silence can over-convey.
- Lands and depths — survey, abstract, or section-township-range, and whether deep rights stay. Match the county on the oil and gas map.
- Executive rights — an NPRI typically does not lease. If the form also grabs the right to lease, it is a different product than the cover letter implied.
- Producing vs not — a check stub is evidence of a pay deck, not a title opinion. Send it anyway.
