What “oil and minerals” actually is

On a letter, oil and minerals is almost never the farm, the house, or the caliche road. It is the oil and gas mineral estate under a described tract — or a fraction of it. That can be the full mineral interest, a royalty-only slice, an override, or only certain depths. A mineral deed sells that estate. An oil and gas lease does not.

Buyers mash the phrase together because county indexes, division orders, and mail houses all say some version of “oil, gas, and other minerals.” Your job is to read which instrument they sent, then send it here so we can try an offer, a buyer match, or a counter.
