If a well is paying, the buyer is not doing you a favor. They are discounting future royalty, risk, and time. That can still be the right trade for an estate that wants cash and no more division-order mail. It is a bad trade if the deed sells more than the producing interval, or if their net mineral acres do not match the decimal on your statements.

What to put next to the offer

• Twelve months of royalty (or the last few checks) and the operator / well names.
• Whether you are held by production on a lease you already signed — selling minerals is not the same as ratifying that lease.
• Depths and formations in the granting clause. Stacked laterals make “all depths” expensive.
• The play on the map versus the county on the envelope.

Core Permian, Haynesville, and Bakken royalty is not priced like a shut-in or a fringe location with the same basin name. If the minerals do not produce, use sell non-producing minerals instead.
