What a landman is
A landman (plural landmen) is the land professional who finds who owns the minerals, what fraction they own, whether title will close, and how to get a lease, a deed, or a surface agreement signed. They are not a substitute for a mineral attorney. They are the people who sit in the courthouse, build a runsheet, knock on doors, and put a lease or a mineral deed in front of you.
The landman who mailed the packet works for the buyer or the operator. That is their job. It is why the NMA, the Bonus, and the Friday notary appointment all point one direction. Why hire a landman
Hire a landman whose client is you when the acreage, the chain, or the surface deal is too big to guess from the envelope. A buyer’s worksheet is not a title opinion. A tax card is not NMA. A handshake at the bank is a close.
- Their landman is not yours. Field landmen are paid to take leases and buy minerals for the company. Courtesy is not a fiduciary duty.
- You cannot check what you cannot see. Abstracting is how you learn the fraction, the depths, the unreleased leases, and the heirs before you sign.
- Defects do not age out of the packet. Curative is how a missing link, a name variance, or an old mortgage stops being a surprise at funding.
- Surface is a second deal. Pipelines, roads, and pads are right-of-way work. They are not the mineral estate. Mixing them is how a ROW easement feels like a mineral sale.
- Large ownership is a program, not a letter. Many tracts and many counties need a landman (or a small crew), not one Friday appointment.

Types of landman services
“Landman” is a job family. The person taking a lease in the living room is not always the person who built the runsheet. Ask which service you are buying.

| Abstracting / title | County takeoff and chain of title: deeds, reservations, probate, and leases that still burden the minerals. Output is a runsheet or mineral ownership report — who owns what fraction, at what depths, in which tract. That is how you check NMA against the letter. |
| Curative | Fixing what abstracting found so a lease or a deed can close: affidavits of heirship, missing spouses, unreleased leases, name variances, ratifications, and stipulations of interest. Curative often still needs an attorney for probate or a court order. The landman’s job is to name the gap and assemble the paper. |
| Lease / field landman | Taking oil and gas leases: contacting owners, explaining bonus and royalty, getting signatures, and turning in the lease. This is the person most owners meet. If they work for the operator, the draft is theirs. If they work for you, they can shop terms or run a lease play on your minerals. |
| Division-order / pay-deck | Who gets paid, and what decimal, after a well. Unit acres, NMA, Royalty, and proportionate reduction show up here. A wrong decimal is a slow leak, not a one-time bonus fight. |

That means ranches, family limited partnerships, timber and farm entities, and anyone holding minerals (or surface plus minerals) across more than a handful of tracts. A lease campaign, a pipeline crossing a section line, or a sale of non-core NMA is the usual trigger. One inherited 10-acre royalty can still use a landman for a runsheet; the network is built so bigger ownership does not have to start from a Google search.
